We offer two types of Spare Rooms

 

1. A Padshare Spareroom

The first type of spare room is from our own Pad Residential Agency managed stock. With a Pad Spareroom each tenant receives their own tenancy agreement and is responsible for their own rent. All utility bills and Council Tax are inclusive in the rent and paid for by the Landlord. If your flatmate vacates the apartment your rent will not change. However as with all our flatshares the remaining tenant has the final say if a new prospect can move in. This service is free of charge.

2. A Live in Landlord or Lead Tenant Spareroom

For this type of flatshare the apartment is not managed by Pad. The first room is either occupied by the owner of the apartment or the Lead Tenant in possession of the tenancy agreement.

In this case Pad is instructed to find a tenant for the second spareroom in the exact same way as before. The only difference is that the first occupant being the owner or lead tenant is unlikely to move out during the term of your tenancy. Again all utility bills and Council Tax are inclusive in the rent and (in the majority) paid for by the Live in Landlord or Lead Tenant.

There is no charge for room seekers!

Yes it's true; if you are looking for a Padshare Spare Room you will not be charged as we only charge the Landlords for our service.

In addition by choosing a Pad flatshare you can save as much as £3000.00 per year over renting a one bed apartment. No more wasting time or money trawling the internet. All your bills and Council Tax are included in one simple monthly rent.

The benefits of renting by the room are great and simple

All utility bills and Council Tax are inclusive in the rent and paid for by the Landlords saving you time and hassle. (Utility bills include electricity and water only)

  • Compared to renting a one bed apartment our tenants on average save as much as £250 per month as the bills are shared between two. That's as much as £3000 over the year.
  • Tenants rent by the room and receive their own tenancy agreement. If your flatmate vacates the apartment your rent will not change. (Note: Padshare Stock Only)
  • If the spare room becomes vacant it is our responsibility to find the perfect new flatmate. However the existing tenant has the final say whether the new prospect can move in.
  • With a standard tenancy agreement arranging and paying final bills before you leave is a painful slow process. As there are no Utility bills or Council Tax to settle moving out is a far less stressful experience.
  • Great company! We are not just looking for someone to share the bills. Our number one responsibility is to find you the perfect flat-mate! Room-buddy! House-chum! We will go to the ends of the earth (well Manchester actually) to pair up like-minded individuals that will become good friends.
  • As you already know we are very unique in the way we arrange professional flatshares. However if you and a friend wish to rent a new two bed apartment from us you should rent by the room from the outset! The advantage being that if one of you needs to move out your friend can still remain in the apartment totally unaffected.
